Although repairing your own credit is highly recommended, it is sometimes beyond what you believe to be our capability. It may be too emotionally laden and/or you may just not be able to buckle down and make the necessary money management changes without professional help.

When you open a newspaper or go online you will find an abundance of agencies with magical sounding claims about fixing your credit immediately if not sooner. You should be able to tell right away that such claims are nonsense. So, while you're surfing the net you notice that there are some claims to offer you a choice of agencies that, after you give them some of your information, will call you with help. They will call, but not right away. Then they will call again and again. Some may even b e nasty with you.

This third party choice will require some sleuthing on your part before you can comfortably make a selection. Comparison shopping skills are in order for this venture. Before you make your choice you need to ask some questions.

For example, if you contact an agency simply for initial information about their services and costs, and they ask for your information before they will provide answers to your questions. If you are not given the answer to your request for information, stay away from such an agency.

Information about services provided, cost structure and time frames should be provided to you without any knowledge on the company's part regarding your financial situation.

Once you are satisfied with an initial contact, you can ask further questions such as how the procedure will affect your credit reports, how the agency provides assistance with debt management, how does the agency inform you of their activities and does the company offer other money management services.

One of the most important questions to be answered is: what are the agency fees? Some will ask for large amounts of money upfront and large monthly fees. If you can't afford all your debt payments, how will you afford agency fees? Be careful that you don't get into a long, drawn out repayment situation because of charged fees even if the agency claims to be nonprofit.

Using credit agencies requires effort on your part, but you should be able to find a reputable agency to partner with you, and have your interest at the forefront.

5. How many years are left on your current mortgage? If there are only a handful of years left on your current mortgage, you might just want to pay it off as soon as possible. Ask yourself what is better: paying off your home quickly or paying it off with a lower interest rate. By remortgaging, you won't be able to pay your house off quicker, just with less interest.

6. Do you plan on moving anytime in the future? If you plan on moving in the next one or two years, it probably won't be worth the time and effort to remortgage. Just ride it out and get a better mortgage when you get a new house.

7. Is your family life stable? Again, if your family life is going to change either by divorce or marriage in the next couple of years, you might want to hold of getting a new mortgage. Remortgaging costs a lot of money and takes a lot of paperwork. You don't want to do it more often than you have to.

8. Is remortgaging a new idea? Don't get so excited about the remortgaging ad that you saw on television that you forget how difficult it is to remortgage your property.

9. Do you have the time to remortgage? Remortgaging is going to be a major hassle, and it is going to take a lot of time. If you don't have the time right now to remortgage, consider waiting until you do have the time so it doesn't stress you out to much.

10. What do the banks say? There is usually no obligation in going and talking to banks, so you might want to see whether or not testing the water and talking to a couple of banks is going to benefit you. You may decide after talking to a couple of banks that remortgaging is not for you and that is totally fine.

Buying a home at a foreclosure auction could be perfect for you if you are interested in purchasing a home for the lowest price possible. Most auctions will not accept these payments by credit card or personal check. The house will be resold immediately if the winning bidder is unable to make the 10% payment in an accepted form at the end of the auction.

Winning bidders are responsible for obtaining mortgage loans for the balance of the foreclosure auctions' price within an established time limit, normally 30 days, and if unable to find appropriate funding, will lose not only their right to buy the house, but also the 10 percent deposit they put down on the house. Most people to buy a house through foreclosure auctions will have their financing in place before placing a bid.

When a home has to be sold a second time because of the first winner's inability to pay, the first winning bidder may have to pay any difference in price between their winning bid and the second one, besides losing out on their 10% payment. Remember that winning a bid of a foreclosure home is like entering into a contract and the auction sales are final.
