Filing Your Business Name Correctly to Maximize Business Credit

By Susan Carter

The old say anything worth doing well is worth doing right is so true in todays economy " especially when it comes to your business. If you file your new companys business name correctly it make is so much easier to obtain business credit. If its done wrong, you could inadvertently give someone else access to your business name and they might even take it from you. That would be a terrible loss.

You know there is always going to be paperwork involved in any type of process, so its important that it needs to be done correctly. You absolutely want this to be one of the times when you double check everything for accuracy.

The first thing you want to do is make sure youve got what you need to set up your business. This is a handy checklist you should use to be sure your company looks like a real business and not just a hobby.

What is your Company Name? Your company must have a unique name in your State. You cant register your name if someone else is already using it. Before you begin you should check this out with the State you wish to do business in. Go to that States website, then do an entity name search. In Michigan, their websites is www.michigan.gov. Once you have seen on the website that your name is available, the next step is to make the decision what business structure (or entity) is going to be best for you (i.e. corporation, LLC, partnership, etc.). Most States allow you to obtain the needed forms to register directly on their website (for free) and will allow you to down-load them onto your computer. What is your Address? Your business must not a P.O. box or UPS address, it must be a regular address, such as your home address. The main idea is that your business entitys address needs to be able to accept mail for your business. Also, the address you register with the State must also be the same address you use when you apply for business lines of credit or vendor credit (like a Home Depot card). Why do I need a Tax Payer ID Number? After youve registered your business with your State, you must obtain from the Internal Revenue Service an Employer ID number (EIN). This specific EIN is what you use when applying for credit in your business name. The only exception is if you are applying as a sole proprietor. What about my Phone Number? Once youve registered with your businesss State as well as obtained the necessary EIN, then you should get a telephone number that is dedicated exclusively for your business. Its critical that this number be listed whenever any calls the national 411 directories. It must have the same name and address that you registered with the State. Also, be sure your use your EIN when you set up your new telephone line. You definitely should never use a personal cell phone number as your primary business number. Banks as well as lending institutions will generally call 411 to verify that the name (and telephone number) youve listed on your application with them matches the data on your States website. If they find differences, you may lose out on obtaining business credit.

Remember to consult a professional because its in your best interest to consult with a tax professional or an attorney before you begin any new business venture. There are possible tax laws and implications that could damage your business if its set up incorrectly. A tax professional will offer you the additional benefit of being able to discuss advantages of the structures and help you decide which is the best for you.

Home equity line for real estate investing?

By Doc Schmyz

We all know by now that home owners have a hidden savings account...its called HOME EQUITY.

Equity is the value of your home minus the remaining mortgage balance which is outstanding. While you live, eat and sleep in your home worrying about debts or wishing you could refurnish the living room you may be sitting on the cash that will grant your wishes.

Why Would You Want an Equity Line of Credit?

Unlike a typical loan which deposits a set amount of money in your account and begins charging you interest and payments at a fixed rate until repaid, a line of credit acts as a revolving credit (like your credit card). You do not need to pay interest on the full amount you have access to -- you only pay for what you have used. Also, like a credit card, when the debt is repaid you still have access to the credit.

Using an equity line of credit (also known as a HELOC) gives you greater flexibility with the least cost. Not only can you access the credit only as you need it,your monthly payments will reflect only the balanced used. Some lines of credit have only the interest as the minimum payment which can be helpful when finances are tight.

A HELOC is a great his if you don't want to spend a large amount in one place..as well as if you want access to that credit agian, once it has been repaid, without asking for another loan.

Do I have limits on what I can use the loan for???

While you can no doubt find numerous uses for your line of credit, here are samples of the more common reasons for obtaining an equity line of credit.

Consolidate Debts

Using your equity line of credit to consolidate other debts can not only eliminate the stress of multiple bills but can also give you a more favorable interest rate or tax benefit.

Second mortgage

Use the equity line to pay off or down your second...in some cases paying down will also allow you to reduce the interest rate. (which is normally higher on a second)

Travel, remodel, or Addon

Cover the cost of an addition, redecorate, or go on a trip...all at a interest rate lower then most credit cards.

The Down Side of a Line of Credit.

Before succumbing to what seems like 'easy money' it is important to evaluate the additional risk.

Some types of debt wont allow you to use a HELOC on them. Some student loans...or small business loans.

Other items like cars and vacations may seem like a good idea to buy with your home equity line of credit, but with the ability to pay only the interest you may find the motivation to pay off the debt is lacking and end up owing for items that have lost their value or were consumable. Plan to pay off the debt quickly for the most advantage.

Now refinancing a second mortgage may not be a good idea depending on interest rates and your repayment terms. While lines of credit take advantage of current low interest rates you may find that your regular loans protect you better from fluctuating rates if you will not be paying the loan down in the next few years.

We all understand the freedom and relief that comes from having access to extra funds. For both those emergencies, as well as last minute purchases. However its important to understand the risks as well as benefits.

Home loan

By Tom Martens

Before starting the homeownership or monthly mortgage installment ; take a minute to find out what goes into an installment since majority of the people this kind of knowledge is vast. Without carefully noted the rules of the mortgage installment it can quickly grow beyond our budget.

A monthly home loan installment contains three parts. First is your monthly repayment loan amount with capital and interest payments. Second is their monthly administration charge. Third is the insurance premium of the homeowner and sometimes life insurance premium also.

Use online home loan calculators on financial or property websites to start working out what your payment will be. This will provide you with a starting point. Remeber that your home loan installment cannot be more than a quarter of your total monthly income if you are single or contribute 30 percent or more to your household income.

High interest rates can drastically raise your monthly payments. The "home loan base rate" is the typical rate an average person is charge. This rate is linked to the prime rate set by the Fed. When determining this rate, your credit history and credit score are major factors in whether your bank considers you a high risk borrower. The better your history, the better your rate. You could also qualify for a lower rate if you're a loyal customer with your bank. However, the most important thing is to request several quotes and use these to negotiate a lower rate to get the best deal.

Monthly installments are also heavily affected by repayment terms. Even though the normal period is 20 years you can choose to extend that period by 5 or 10 years more. When you do this your monthly payment will be less but you will pay significantly more money in interest over time. By using an online payment calculator you can get help deciding which route will be the best for you to take.

Administration fees payable every month differs with each loan, so check what amount applies for you before agreeing on the loan.

Now,Thanks to the N.C.A. also known as the National Credit Act,You,as the Borrower now do not have to buy homeowner's insurance from the bank, that financed your home loan. You can now look around, and choose a policy that will fit your needs! You, as you know, will have to talk with your lender about the policy. Buying a policy with another carrier will add more to your monthly fees. When and If you do decide to buy the INS. (Insurance)from your lender, the new premium will be added to the monthly payment. It says that it is 50.3% unique

It is an optional requirement to pay for an insurance cover to secure your mortgage after death. You can gain additional benefits to your instalments. It is advisable to consider your family's tranquillity by acquiring a life cover although your banker may not give credit to this bonus move.

A great way to determine your monthly installment payment is to get a pre-qualification certificate before you start house hunting. Getting this certification will let you know exactly how much you qualify for and what you will pay. It will also indicate to sellers that you are making a serious offer and help speed up the final mortgage process once youve found that perfect home.
