Philadelphia Condominiums

By J. Kim

In today's real estate markets, condominiums are desired by home buyers. It is also a buyers market where the prices have declined from the highs of mid 2007. With the recent financial meltdown in the US, the prices have become more affordable for even the luxurious Philadelphia condominiums.

Customization and many amenities are what draws home buyers to condominiums, it is ideal for single family home or as a place for retiree to live worry free. In Philadelphia, there are many attractions such as dining, shopping, and many historic attractions to visit.

Philadelphia is home to rich American History, it is the birthplace of American Democracy, you can visit where the continental congress met in early days. It is also home to many famous American's like Benjamin Franklin. In last year or two, Philadelphia condominiums market has seen excess inventories, but the market continues to function as buyers and sellers are making deals and homes are changing hands.

Currently with the price drops in Philadelphia condominiums, developer are offering many incentives and upgrades or closing assistance to get the condos moving. In short the the market seems to be in for a tough ride, but in long term it looks pretty good, but still there are too many condos for too few buyers, which makes the buyer in drivers seat at current time. But this won't last as the downturn rebounds in coming year.

Rittenhouse Square or couple of bocks away from it, the Philadelphia condos are holding up in prices. This area compare to other areas are seeing price down only 10 to 20 percent, mild downturn compare to other areas in the region. There certainly is over supply of condos, but with the tax credit and mortgage rates being the lowest in decades, first time buyers will have favorable buying conditions.

One of the areas showing a tight market is luxurious condos, where there is not enough of the to go around. The market will rebound perhaps in late 2009 or early 2010, especially during the spring months when people begin to look for new housing or to move.
